Short-term rental laws and regulations in most US markets require Airbnb operators to get a license or a permit that usually needs to be renewed annually. Most cities exclude 30 night plus rentals from this requirement.
2. Designing and Furnishing the Rental
Furnishing a vacation rental according to the local market trends and supplying it with all most demanded amenities can help boost revenues up to 50%. All supplies, furniture, and designing costs are paid by the Homeowner.
3. Listing and Advertising the Property
There’s a lot that goes into creating and maintaining the SEO of all the hosting sites, including writing a catchy description, using the right words, uploading professional photos, updating each site regularly, etc. We know how to grab the attention of interested guests and we follow up with guests looking for short term places to rent on all the various sites and groups. We also list the vacation home rental on over 10 different platforms.
4. Vacation rental management - Marketing
We actively market your home on other distribution channels, social media, email, paid ads, display ads, etc. Getting your listing in front of the eyes of as many potential guests as possible is one of our primary goals to maximize occupancy. Paid ads that are specific to your property are approved and paid for by the Homeowner.
5. Determining Rates
Vacation Rental pricing depends on seasonality, local events, holidays and what the competition is doing. This is known as dynamic pricing, and we constantly monitor the market for changes and stay informed of all local major events coming into the Valley as well local news that could affect rates. We use a mix of AI-analyzed big data and human supervision to adjust rates for your rental. This is the only way to strike the right balance between daily rates and occupancy rates. You can give us a minimum nightly rate you are willing to accept and we can go from there. If the conditions exists to build a slight competitive edge during a specific market and time period, we may work on a sliding scale commission, to adjust small amounts that go beneath your minimum nightly price.
6. Interviewing and Screening Guests
We screen guests to the best of our ability using the tools given by the various hosting platforms, reviews, meeting the guests and making sure insurance coverage is intact (Aircover from Airbnb or VRBO purchased insurance for example) for each stay.
7. Communicating with and Supporting Guests
Guest communication and support are two of the most demanding tasks related to our business. We optimize this process using a combination of automation and human intervention for speedy, yet helpful responses to guest inquiries. We respond promptly to all guests inquiries and can be at the property quickly for any emergencies.
8. Coordinating Check-ins and Check-outs
We ensure that guests have everything needed to start their stay on the right foot including smart codes or keys, property instruction manual, list of emergency contacts, safety information, HOA and house amenities and rules, etc.
9. Cleaning and Restocking
Another responsibility we have is to make sure that your home is always tidy and well-stocked (see concierge services – paid by guest or owner) before guests are due to arrive and that linens have been changed and properly washed. As hospitality experts, we recommend what amenities and supplies you should provide to guests.
10. Managing Reviews
Airbnb reviews by guests are important. We actively work on collecting positive reviews from guests besides writing reviews to guests, which is also a critical part of the Airbnb algorithm.
11. Managing Maintenance and Repairs on Vacation Rental Homes
We conduct regular home inspections in order to identify any issues early on and prevent the need for major repair work down the road. Small fixes are done independently, and major repairs are coordinated with and approved by the owner. All repair expenses are paid by the Owner.
12. Transient Occupancy Taxes
The hosting platforms have an automated system to collect ToT and remit it to the local authorities when and where applicable.
